In Toronto, the cost of a modular home typically ranges from $100 to $250 per square foot. Cost depends on factors like design complexity, finishes, and customizations.
For a basic 1,500-square-foot modular home, prices can start around $150,000 and up based on add-on features. Land and permits are separate expenses to consider.
How We Chose the Best Modular Home Companies in Toronto
1. Legendary Group
Legendary Group has been around since 1993. Over the years, they’ve evolved and now offer top-tier modular homes across Canada and the U.S.
The first step in getting a modular home is to hire a Project Manager (PM) or General Contractor (GC). Thankfully, they have a list of trusted pros you can choose from.
Then, simply browse their prefab style series like Longhouse, Countryview, Escape, and more to find the perfect home according to your taste.
Your PM or GC will take care of preparing the building site. Once that’s done, the company steps in to deliver and install the modular sections of your home within a few days.
From there, roofing, framing, and mechanical systems can be installed, and the interior finishes—flooring, cabinetry, etc.—are done last.
However, their homes do come with a higher price tag—something to keep in mind if you have a tight budget.

Their Customer Services Advisor will then help you choose various add-ons, like kitchen appliances, and explore different deposit structures and financing options.
Finally, your new home is shipped after 3-5 months.
If you’re looking for a great deal, keep an eye on their website for ongoing promotions. You can score perks like free custom kitchen cabinetry (worth $9,000)!
However, one area where they could improve is their responsiveness—some customers have noted that communication can be a bit slow at times.

What we like about this company is how they prioritize energy efficiency, using materials that lower utility costs—think well-insulated walls and energy-saving HVAC systems.
To get started, they’ll conduct a feasibility study to identify any potential issues with your property’s footings. Then, they handle permits and approvals.
We like that they minimize inconvenience by pre-constructing over 50% of your home in their factory, with the exterior shell completed in as little as three days!
Do note, however, that customers experienced abrupt appointment cancellations, which can be frustrating.

Wholesale Housing Inc has been a big name for nearly 30 years, claiming to be the first to bring modular bungalows, garden suites, and tiny homes into the country.
You can find prices for their top models on their website, and if you share your location, they’ll give you a more accurate quote, including installation on your foundation. This makes it easy to plan your budget.
Once you’re ready, they’ll provide engineering drawings to help you get a building permit.
After a refundable deposit, you can pick your decor options. You’ll also be offered upgrades at dealer cost, which is a nice perk.
As a cherry on top, they’ll check if you qualify for an 8% HST rebate, which applies to things like the home, well, septic, and foundation.
Sadly, some customers told us that their staff can be inattentive or rude.
